Arbors of Creekwood Architectural Control Committee
The Architectural Control Committee (ACC) for the Arbors of Creekwood subdivision would like to take this opportunity to remind all homeowners that there is an approval process in place that must be completed before construction started. It is not complicated but it is necessary to preserve the integrity of the neighborhood.
For room additions, the resulting home must meet the requirements as stated in the Covenants, Conditions & Restrictions (CC&Rs) for the neighborhood. In particular, the ACC will be evaluating the plans to verify that the resulting home still meets the CC&Rs requirements for masonry content (75% masonry in the resulting home), roof pitch (8 – 12) and roofing materials (240#, 25-year materials). The Arbors Creekwood has established that masonry board such as Hardie Plank is counted as siding and not as masonry. Also, glass garden rooms need to be evaluated by the ACC.
Outside storage buildings must also be approved by the ACC prior to installation. Storage buildings must match the architecture of the home. The ACC will be evaluating the plans for roof design (barn roof designs cannot be approved) and roofing materials (must match the home, i.e.: 240#, 25-year materials). The materials used must match those used for the home. If siding is used, the storage shed should be painted to match the home.
Even though the City of Mansfield may have approved the plans, the CC&Rs also require ACC approval. The approval process is not complicated but is very important.
Please submit a drawing or sketch with sufficient detail for the committee to verify compliance with the CC&Rs.
The committee will also need a copy of your plat with the additions marked. The committee will provide a completed and signed form, usually within one to two weeks.
The CC&Rs can be found online at: www.ArborsOfCreekwood.com
